REIT NAV/AFFO calculator

What this is warning you about first. REIT valuation depends on property cash flow quality and leverage. A generic earnings multiple can hide balance-sheet risk.

Calculator model
REIT NAV/AFFO calculator
Value REITs through a NAV/AFFO blend using income, D&A, capex, growth, multiples, and shares.
Paid ticker prefill
Manual mode is free. Ticker prefill starts on Individual and may be unavailable while vendor data-licensing review is pending.
Private workbook
Sign in to save private workbooks, notes, duplicates, and run history. Anonymous inputs stay local to this page.
Run a model to see the fair-value range. The kernel returns status: computed | excluded | failed and an explicit reason for non-computed runs. Read the range and the exclusion notes, not the midpoint alone.
Recomputed sensitivity
Every cell reruns the backend calculator with the selected offsets.

This page is the canonical URL for the nav_affo calculator. The all-model workbook is available at /tools/valuation-calculators.

API and MCP consumers should reference the stable model id, not the display label. The display label can evolve; the model id and slug should not change after publication.

Frequently asked questions

Is this the same model used in the stock reports?
Yes. The page posts your assumptions to the same deterministic calculator kernel used by the report pipeline, but it does not add the narrative, scoring, data collection, or synthesis layers.
Why can the result be excluded?
A calculator can return `excluded` when the archetype is incompatible or required inputs are missing. That is a valid result, not a browser error.
Can I save a scenario?
The public calculator is stateless. Registered workbooks can add save/load and premium ticker prefill on top of the same kernel without changing the public math contract.
This tool is tied to the same research methodology used in the per-ticker reports. Inputs, scoring rules, and exclusions are documented there. Read the full methodology.
